These Terms & Conditions (“Terms”) govern all reservations, stays, facilities, and services provided by Casa d’Amares (“Hotel”, “we”, “us”, “our”). By making a reservation or staying at our property, guests (“Guest”, “you”, “your”) agree to these Terms in full.

1. Reservations & Booking Policy
1.1. A valid credit card is required to secure all reservations.
1.2. All rates are quoted in Euros (€); payment is accepted in Euro currency only.
1.3. Rates include VAT unless otherwise stated.
1.4. Guests must provide accurate personal details for mandatory registration.

2. Cancellation, Modification & No-Show Policy
2.1. Free Cancellation: Up to 14 days before arrival.
2.2. Late Cancellation: Within 14 days but more than 72 hours before arrival – 50% charge.
2.3. Cancellations Within 72 Hours: 100% charge.
2.4. No-Show: 100% charge of the full reservation.
2.5. These policies reflect the boutique nature of our six-room property.

3. Early Departure
3.1. Early departure is the Guest’s responsibility.
3.2. No refunds or partial refunds for unused nights.

4. Check-In & Check-Out
4.1. Check-in: 15:00–20:00 (no 24-hour reception).
4.2. Early check-in: Not guaranteed and not complimentary; requires prior request and written approval; subject to availability.
4.3. Check-out: Until 12:00 (noon).

5. Payment Policy
5.1. Payment is due on arrival during check-in.
5.2. Accepted payment methods: Euro cash or credit card only.
5.3. We do not accept other currencies.

6. Parking
6.1. Parking is complimentary for registered Guests.
6.2. The Hotel is not responsible for theft, loss, or damage to vehicles or belongings left inside.

7. Security & CCTV
7.1. Public areas are monitored by CCTV for security.
7.2. No cameras exist in rooms or private spaces.
7.3. Guests must comply with safety instructions and emergency signage.

8. Extra Beds & Baby Cots
8.1. Requests must be made minimum 72 hours before arrival.
8.2. Extra beds permitted only in rooms:
Magnolia, Camélia, Laranjeira, and Girassol.
8.3. Cost: €30 per night.
8.4. Approval subject to availability and room capacity limitations.

9. Food Storage & Consumption
9.1. Guests may not store personal food items in Hotel refrigerators.
9.2. Bringing outside food into rooms is discouraged; eating on the bed is strictly prohibited.
9.3. Towels may not be used for makeup removal or cleaning.

10. Housekeeping
10.1. Daily housekeeping occurs after breakfast; Guests must allow staff access.
10.2. Excessive cleaning due to refusal or misuse may result in cleaning fees.

11. Breakfast
Breakfast is served daily 08:00–10:00.

12. External Visitors
12.1. Entry of non-registered visitors is strictly prohibited without prior authorization.

13. Pets
13.1. Pets are not permitted anywhere on the property.

14. Damage, Breakage & Liability
14.1. Guests are responsible for any damage, staining, misuse, or breakage of property.
14.2. Hotel may charge repair or replacement cost to the credit card on file.
14.3. Lost room key: €20 fee.
14.4. The Hotel is not responsible for loss or theft of personal belongings.

15. Noise & Quiet Hours
15.1. Quiet hours: 22:00–08:00.
15.2. Loud music, parties, or disturbances are not permitted.
15.3. Non-compliance may result in removal without refund.

16. Smoking Policy
16.1. Smoking is prohibited in all indoor areas.
16.2. Smoking allowed only in designated outdoor spaces.
16.3. Violations may incur deep-cleaning fees.

17. Alcohol Consumption
17.1. Responsible consumption is expected.
17.2. Excessive drinking or unsafe behavior may lead to removal from the property.

18. Fire Safety
18.1. Guests must follow all fire safety and emergency instructions.
18.2. Tampering with alarms or safety equipment is strictly prohibited.

19. Lost & Found
19.1. Items are stored for 30 days.
19.2. Shipping costs for returning items apply.
19.3. Perishables are discarded immediately.

20. Prohibited Items
20.1. Forbidden items include:
Flammables
Cooking devices
Illegal substances
Weapons
20.2. Violations may result in removal and notification of authorities.

21. Room Occupancy
21.1. Each room has a maximum occupancy.
21.2. Additional guests not registered are prohibited.
21.3. Violations may result in cancellation of the stay without refund.

22. Force Majeure
22.1. The Hotel is not liable for events beyond its control (weather, outages, regulations).

23. Amendments
23.1. Terms may be updated at any time; the latest version applies.

24. Swimming Pool Regulations (Portugal-Compliant, Detailed Section)

The following rules reflect Portuguese safety norms, ASAE guidelines, and common standards for pools without lifeguards:

24.1 General Use
24.1.1. The swimming pool is for registered Guests only.
24.1.2. No lifeguard is on duty; Guests use the pool under their full responsibility.
24.1.3. Children under 14 must be supervised at all times by an adult.

24.2 Safety & Behavior
24.2.1. Running, diving, pushing, or unsafe behavior is strictly prohibited.
24.2.2. Glass bottles, glasses, and sharp objects are not allowed in the pool area.
24.2.3. Eating or drinking inside the pool is prohibited.
24.2.4. Loud noise, music, or disruptive behavior is not allowed around the pool.

24.3 Hygiene Requirements
24.3.1. Mandatory shower before entering the pool.
24.3.2. Use of suntan oils must not contaminate the water; Guests must rinse thoroughly before entering.
24.3.3. Proper swimwear must be worn (no street clothing).

24.4 Health & Restrictions
24.4.1. Guests with infectious skin conditions, open wounds, or health issues affecting water safety may not enter the pool.
24.4.2. Intoxicated Guests are strictly prohibited from pool access.

24.5 Pool Towels
24.5.1. Pool towels must not be removed from Hotel premises.
24.5.2. Room towels may not be used in the pool area.

24.6 Hours of Operation
24.6.1. Pool hours: 08:00–20:00, unless otherwise indicated.
24.6.2. Night swimming is prohibited for safety reasons.

24.7 Liability
24.7.1. Casa d’Amares is not liable for accidents, injuries, or loss of personal belongings around the pool area, as use is unsupervised.
24.7.2. Guests accept full responsibility for their actions and those of their children.

25. Acceptance of Terms
By confirming a reservation or staying at Casa d’Amares, Guests acknowledge and accept these Terms & Conditions in full.
